Our pre-purchase building inspections will include inspection of all bathrooms, inc . ensuites, carports, double garages and sheds where applicable.

Our pricing is based on pre-purchase building inspections throughout Adelaide and Adelaide Hills. 

Country bookings for our pre-purchase property and pest inspections are welcome, inspection pricing for the property will be as above, however a surcharge for travel may apply. This extra charge will be given at the time of booking.

The pre-purchase building inspection report will be emailed to you within 24 hours of the inspection time.

TERMS & CONDITIONS

  1. This inspection is a standard visual inspection of a residential building carried out in accordance to  AS 4349.0 & AS 4349.1-2007 as noted in regards to a special type inspection.
  2. Consultant is Affordable Building Inspections Adelaide
  3. Proprietor, owner or client is the person who engaged the contractor to undertake the work.
  4. The consultant is aware and follows the requirements of the Expert Witness Code of Conduct to the best of his ability.
  5. The consultant or inspector is not a structural engineer.
  6. The consultant is guided by a Code of Ethics
  7. The report supplied is not a certificate of compliance within the requirements of the act, regulation, ordinance, bylaw or local law and is not a warranty against problems developing with the building in the future.
  8. An independent pest inspection is HIGHLY recommended, we may advise if there are noticeable signs of termites or conditions around the home that could put the home at risk. We are not pest inspectors and the consultant is not responsible if there are unreported existing termites in the property. A qualified pest inspector must be used to meet with AS 3660 on the inspections of building where required, sought by the proprietor.
  9. When required a licenced electrician should be engaged to check all electrical systems that are fitted to the residence.
  10. Persons requesting the inspection should arrange for the consultant to obtain reasonable access to the residential or commercial building plus any documents and information required to complete a standard report.
  11. The words 'reasonable' 'acceptable' 'fair' are used in our report meaning that they are reasonable, acceptable and fair with the respect to the age of the building.
  12. The report is not transferable to any party other than the client named in the report. That means that the report and  its copy writer unless permission is received by the writer.
  13.  Payment: You will receive your report and tax invoice via email within 24 hours of the inspection time, we provide you with a 7 day account to pay. Printed reports can be posted at an additional cost of $50 on request.

Movement to the soil has caused the strip footing to crack.

This could have been reduced by sealing between the concrete paving and the footing beam with a flexible sealant.

Leaking gutter is causing the timber facia to rot.

The gutter should be either repaired or replaced and the section of timber facia should be replaced.

The floor tiling to the main bathroom has not been installed to the Australian Standards.

This has a potential to cause dampness to the internal walls and a possible termite attack.

Inadequate concrete paving around the perimeter of the home could cause moisture penetration to the footing line.

Any movement could cause structural damage to the external walls.

This carport roof may not have been approved by council.

We would recommend the client checks with the Vendor or Agent to ensure that the extension has been approved.

One visual defect is no flashing installed to the roof and wall line to stop water penetrating the carport area.

This crack is classified a structural problem and would be a costly repair to the new owner.
